- If it has just
been listed, there may not be much negotiating room.
- If it has been
listed for a long time either seller may not be willing to
negotiate or there may be a serious problem with the property.
- Have there
been any other offers on the property?
- How many?
- Do you know why
they were not accepted?
- Have there
been any price reductions since it was first listed?
- That would give
you several bits of information:
- Property may
be overpriced.
- Seller may
want to quickly sell the property.
- Seller may
be willing to negotiate.
- What personal
property is included in the price?
- Is seller
willing to sell property furnished, or willing to negotiate separately
on any furnishings?
- What comparable
properties are FOR SALE in the neighborhood or nearby area?
- What is the
price per square foot for recently SOLD, comparable properties
in the neighborhood or nearby area?
- How many days
has the property been on the market?
